





















ULEZ compliant. MOT until September 2026 (only advisories related to tyres). Cab air-con, DAB, reverse camera and TomTom satnav built in. I have added rear parking sensors. When I bought the van (as an empty panel van) in March 2025, I had an independent mechanic do an inspection (I'll provide the report, and of course you're welcome to arrange your own). Full service in September 2026 alongside the MOT. Partial service history.
I bought the van as an empty panel van from a dealer who acquired it from a main dealer. I don't know what the van was used for originally. As a 72 plate, it had done 119,000 miles when I bought it. Given the excellent condition of the cab and lack of wear to the seats having done about 45k miles per year, I would assume it was used for lots of motorway driving, most likely as part of a fleet given the mileage.
This conversion has dominated my life for months. However, due to job and home changes I don't have the time to finish it off to the standard I'd like.
Here is a summary of what's installed.
Windows:
2 huge tinted bonded side windows, 1 on each side (professionally installed).
Ventilation:
2x Maxxair Deluxe roof fans. The one above the bed is smoke tinted. The one at the front of the living area is clear. These fans have remote controls, 10 speeds, and you can set one to 'intake' and one to 'extract' to get constant, quick full air changes e.g. when cooking.
1x Maxxair Dome fan on the side wall of the van in the bathroom. This has an external leaf/debris protection cover on the outside.
Probably went overkill on ventilation but it's all you'll ever need.
Electrics and heating:
Full 12v and 230v system installed by a professional conversion company in Gosport (Van Junkies).
460Ah Lithium battery (Fogstar) with <10 cycles, 1000W Victron inverter, DC-DC charger, Renogy solar charge controller and all required safety features and documentation.
The 12v system is wired up to a 12v fuse box where I've already connected the fans, fridge, hob, bed reading lights, gas control unit, water tank level gauges, and Truma 4e combi boiler for central heating and hot water.
The Truma boiler has also been professionally connected to mains so can run off of campsite electricity (instead of gas) when on a campsite.
The 230v system has a double socket for mains appliances.
Mains shore power inlet, circuit breakers etc.
3 x 175w Renogy solar panels (525W total) to charge the battery.
Gas and heating:
Underslung refillable gas tank connected to Truma 4e combi boiler. Work done by Propex (professional gas installers).
Water:
Wyedale 92l fresh and 60l waste tanks, professionally installed. Water level sensors wired in, water level gauge inside the van.
Pressurised water system all installed - Shurflo 12v pump, accumulator, filter and John Guest hot and cold pipes.
Kitchen has a separate drinking water tap and tank with 12v submersible pump.
Kitchen:
Thetford Triplex gas oven and hob, connected to gas and electricity. Professionally installed.
Thetford folding sink plumbed in to waste tank.
Alpicool CRX50L fridge connected to 12v electrics.
Overhead lockers
Bed:
Huge frame made from IKEA midbeams and timber. Brand new custom made fitted mattress (25cm deep). I deliberately made the bed as wide as possible - all the way to the back door to prevent drafts. It's much wider than a super king!
Cab:
Swivel passenger seat.
Wet room:
Work in progress as you can see! Shower tray included, as is a brand new Thetford C223 toilet (unused, packaged).
Current set-up is a Thetford Porta-potti 165 chemical toilet, secured onto a wooden plinth so it doesn't go anywhere when driving.
Security:
High security deadlocks professionally fitted to all doors.
Flooring:
12mm plywood underneath wood effect vinyl flooring (professionally fitted). The garage area (under the bed) has grey heavy-duty chevron matting instead of lino.
There isn't much left to do to get this finished and it's ready to be used straight away as everything is all connected and working. I've already been using it for camping trips.
